But when it comes to managing your rental properties, the company has some serious caveats that you should know about.
First off, you can only book a room with Airbnb when you’re actually staying in your house.
The service doesn’t require you to reserve your space, and you don’t need to provide a photo ID to verify your booking.
That’s important, because the service won’t let you cancel a reservation or change the room number when it changes, according to Airbnb.

If your credit/debit card is declined, you won’t get an email about the cancellation.
If the room you’re looking to rent is listed on Airbnb, you will need to get the address of the home to verify it, which can take up to two hours.
Once you verify the address, you need to confirm your room is available for the day.
Once the address is confirmed, you may cancel the reservation or move on to the next rental property.
The booking is completed automatically on your smartphone.
If a reservation is canceled, you have to contact Airbnb to cancel the booking.
You’ll also have to check with the host to confirm the room is full.
If, for whatever reason, the hotel doesn’t have the room booked, the booking will be cancelled.
If this happens, the Airbnb team will contact you to see if the room can be rented again.
The last thing you want to do is book a place to stay that you can’t use.
You should be aware of these situations and try to avoid them if possible.
